Our 7-step construction process means you will be informed every step of the way. This process ensures that building your new home will be the first of many fond memories created in your home.
The 7-step Gough process includes:
1. Planning
Years, months, weeks, days… perhaps even minutes ago, you began dreaming about a new home. Whether that dream was propelled by circumstance, good fortune, a growing family, or any and all of the above, it has delivered you here: to Gough Homes. We are delighted that you have walked through our front door.
Your first step in building your new home will be planning. Our process for planning will ensure that you get exactly what you want in your new home.
First you will need to select a plan. Carefully review the plan to ensure that your new home matches your style and personality, and also meets the needs of your family.
Gough Homes has over 50 floor plans to choose from. You can begin the process by reviewing our plans online (many of our available plans are easily viewed within our online community tours).
Once you have selected a plan, you are ready for your pre-construction meeting.
2. Pre-Construction Meeting
Before construction begins, you are guided through the entire building process – starting with a meeting to introduce the construction team and to answer any questions regarding the construction timetable.
Our team will discuss the construction schedule and will help you understand the process in full. As you know the, weather in Utah can often cause delays in certain aspects construction, such as concrete and roofing. Gough does everything possible to adhere to the construction schedule. During your pre-construction meeting, we will discuss types of delays you might expect and what we do to stay on target.
During this meeting we will also discuss the process of making changes during the course of construction. In most cases, changes may be made with the appropriate change order documents. Some changes, such as structural changes may not be able to be accommodated.
3. Financing
We understand that everyone's financing needs are unique. We are committed to providing you with the specific mortgage program, a competitive interest rate, and the personalized services that best meet your individual needs. As a customer of Gough Homes, you are able to take advantage of a number of mortgage programs and incentives only offered by New Freedom Mortgage.
The Loan Application: What To Expect
This is perhaps the most important part of the mortgage process. During this process, your New Freedom Mortgage representative will ask for information pertaining to your income, assets, and liabilities. Once this information has been collected, your New Freedom Mortgage representative will recommend a loan program that best fits your financial needs.
Prior to loan application, you will need to determine the amount of down payment you will be making towards your new home, as well as collect the following documents that should be brought with you when you make loan application:
• Most recent paycheck stubs for each borrower covering the most recent thirty-day period
• Most recent two years W-2's and/or 1099's for each borrower
• Two months of the most current and consecutive banks/investment/retirement statements for all your accounts
• If self-employed, the most recent two years' tax returns and copies of 1040's, W-2's, 1099's and or K-1 for each borrower (you will also need a year-to-date profit and loss statement)
4. The Rough
The construction of your new home is divided into two major components: the rough and the finish. During the rough phase, the framework of your new home is constructed.
This phase includes the installation of pluming and mechanical, HVAC, and the framing of the structure. During this phase, sub-contractors will come and go as their respective components are needed. Changes to the infrastructure may be made as needed, with the appropriate documentation.
5. Quality Control
Once construction begins, your home is assigned a Gough Quality Assurance Coordinator (QAC). Your QAC will be involved in each phase of the construction of your new home.
They will inspect critical components as they are installed and assure they are working perfectly. Your QAC will also attend each inspection by the city and ensure that your home meets or exceeds required building codes.
Before your final walk-through, your QAC will conduct a final quality control check to ensure everything is in proper working order and is up to quality standards. Any needed repairs or touch-ups are made and the home is thoroughly cleaned in preparation for the closing and settlement.
6. Closing and Settlement
When your home is finished, Gough Homes service representatives will take you on a room-by-room tour to demonstrate the quality features and operating procedures for all aspects of your home, as well as explain our service procedures.
Once the home is ready and final occupancy has been granted by your municipality, Gough Homes will accompany you to the closing and final settlement.
Closing will be provided by a third party that will ensure all the necessary loan documents are completed, title and title warranties are secure, and all other pre-closing documents are ready to sign.
Once you have completed closing you will be ready to move in and begin enjoying your new Gough home.
However, our relationship does not end here. In fact, it is just beginning. Our customer care program is designed to make sure you are always informed and that any necessary warranty work is completed in a manner that always exceeds your expectations.
